Legal Question in Landlord & Tenant Law in Illinois

The tenant did not pay rent for last two months and moved. How can I collect rent now? Also, they started home daycare business without out permission and therefore violated the lease agreement at the same time. What can I do? Please help.

Did you have a security deposit? Under Illinois law or the local laws (like Chicago or Evanston) did you properly account for it? Then did you have any left to apply to rent and was that accounted to the tenant? Then you can sue for the balance. As to the business use, if they moved that's done unless they did any damage to the unit, for which the security deposit is supposed to be applied.
