Does a tenant suing a landlord for wrongful eviction fall under breach of K or tort law?

Leases and tenancies are contracts, so it is more of a breach of contract. But what most people don't understand is that the forcible entry law works both ways: a tenant can ALSO sue for wrongful eviction -- it is like a reverse eviction -- when a landlord violates the rules against forcible entries.
