Timliness of Rent payments

In an addendum to out lease, the landlord states that rent must be paid before the business office closes on the 1st of the month (7 pm), if the 1st falls on a Sunday or Holiday then the rent must be paid the day before. If the first of the month is from 12:01 am to 11:59 pm how can they close the window to make the 1st payment period whatever they want?

It is there lease and they can make any provision for payment they want to. Did you sign the lease? I assume you did. If so, you are bound to follow the lease terms. Your alternative was either to negotiate a different payment term [I doubt if that would have been successful] or not sign the lease at all. Stop picking and pay your rent on time.

I am not sure what the problem is - pay your rent on time. Landlords have as many bills as other people and depend on rents to meet those deadlines. If anything, you are lucky the exact time for payment was clearly identified.
