Unsigned Lease Agreement

I went from being month to month to signing a 1 year lease in Feb 2007. I recently (Sept 2007)asked the office for a copy of my lease, because there were some issues with my balance and noticed that no one from the management signed my lease. Long story short, the amount due on my 1 year lease is supposed be more than my old MTM lease, but their system has not been issuing the new charges, leaving me with a large credit. Do they have to sign the lease to make it official, and how long do they have? I have assumed the credit was valid once I called and someone told me I had a zero balance, but I want to make sure that we don't get evicted over their clerical errors. I have documentation (ledger and online printout) showing my balance due as zero. I also have a copy of the lease that I signed, but they did not. A contract has to be signed by both parties to be valid. You can cancel it if you wish to do so before they sign it.
