Can i waive my rental lease due to the fact that(that same month) i purchased a unit?

Usually, NO. The lease is a written contract that you will be bound to honor.
Your best bet, is to contact the landlord and ask if you can get out of the lease, and if not ask if you can pay a "penalty" and then be released from the lease.
If the landlord does agree to release you from the lease for any reason, make sure you have it in writing.
