Breaking a lease

I recently move here, to Ilinois, from Texas. I moved in with my b/f, who is currently in a lease until July 31, 1999. We are moving back to Texas in 3 weeks. He has been offered a job and needs to relocate. How can he break the lease without being sued for the remainder of the lease. The owner of the building is also a Supreme Court Judge for the State of Ill.

This is a trick question, right? Basically, you have to buy-out to terminate a lease early. I.e., you have to pay money for an early termination...if the landlord will go along with the deal.
