Breaking a rental lease

I signed a 1 year lease that will end March 31, however, I am now pregnant and need something bigger, no asbestos, isn't on the 4th floor, doesn't have mice or exposed pipes, and will have adequate maintenance. If give my landlord 60 days notice, let him keep my 2 months deposit for the remaining 3 months of the lease, should I have a problem??? Or should I be getting my deposit back?? Please help!

You have to look at the wording in your lease - you should be able to sub-let - but, if not, you will be liable for the rest of the term on the lease
