Legal Question in Real Estate Law in Illinois

I'm a buyer and I'm trying to purchase a short sale property. It's been over 8 months and today we were supposed to close but seller's attorney neglected to inform his client about something important and seller didn't agree to sign the papers.

This is not a first time that this attorney didn't comply with his responsibilities and I might loose the deal.

Can I sue the seller's attorney for negligence and the reason that I lost the deal?

No. He does not owe you any duty. Any law suit would have to be against the seller.

Probably not, but if the Seller has breached the contract, you may be able to sue the Seller directly.

Sounds like you don't know what the problem is. If you don't have a knowledgable attorney advocating your interests and making sure you're on track, you may be hurting yourself and if the deal stinks but you haven't exercised your own rights you may be sunk. Better get someone to look at the contract and figure out what's going on. What's the deal worth to you, and what do you lose if it goes south? Good luck!

The attorney owes you no duty as you are not his client. You might be able to sue the seller, but if this is a short sale, I doubt that he has assets.
