Legal Question in Real Estate Law in Illinois

I have been buying a house on contract. The contract expired and the owner decided not to extend. He wants his money or I am out. The house was uninhabitable when we entered into the agreement. While living there and making payments, I have spent almost $20,000 in improvements. Do I have any recourse to get back some compensation for what I have done or am I just out. I cannot get a loan to purchase the house, so I will have to leave it all behind.

The agreement would have to be read to determine if there was a contemp;ation of the parties of this even. You might have a cause for unjust enrichment.

Maybe... There is a principle in law that if you bought under a proper installment contract even if you default you may have rights if you paid enough in to avoid the termination. You need to see a lawyer, bring the contract, and a complete accounting of what you paid in or added in value to the property. The condition of the property may or may not be relevant.
