I closed on a home in Oct. "08, prior to the closing I had 2 inspections after each inspection it was found that the furnace kept going out and there was water intrusion along the wall and roof of the sun room. At closing the sellers attorney singed an agreement that these repairs would be made within 5 days of closing. Between Oct. 15th "08 and Feb."09 I called and called the seller and the realtor regarding these problems, none of my calls were ever returned. I wrote to the Attorney General and after two attempts on the part of the AG it was suggested that I file in small claims because the seller didn't appear to want to settle. The seller sent a letter to the AG offering me $500, in Feb. "09 I spent $1500 to have the roof repaired and in April $4300 for a new furnace. The seller never disclosed
that the furnace went out every time there was a high wind (I live in the Chicago area, the Windy City).
What are my chances of a win in small claims

Sounds like you have a pretty good chance if you can prove the allegations that the seller knew about these things. You really should hire counsel.
