Not usually. It will depend on the language of the contract and whether an event is covered. For example, the home goes on fire the night before the closing: there would usually be a clause allowing the Buyer to cancel the contract. But it's all about the individual contract.

There has to be some legal justification, either a violation of a state or federal statute, or a failure by one of the parties to perform a prerequisite to the contract, for example not being ready to close on the proposed closing date or extension.
