easement
I own 80 acres and the only way to my property is along a railroad track. The title company will not insure the easement to the property since the railroad owns the property and they can not find an easement from them. Could the railroad ever close that road thus blocking the only access to my property. That road has been used for over 75 years to get to this piece of property. The road even has a name and a street sign and was once maintained by the city it is located in. Now everyone is acting as though it does not exist.

You have rights to access. I would strongly suggest that you consult with a real estate attorney that has also has a litigation background. Good Luck!
