How can I evicted tenants out of a property that I just purchased

You have stepped into the shoes of the previous owner. If there is a lease that does not expire for another year, you have tenants for another year. If this is a month to month lease, you will need to give proper thirty day notice, and if they are not out by the end of the next rental period, you will need to file a lawsuit to evict them. As an example if this is a month to month lease, and rent is paid on the first of the month: If you give notice today, the tenants have the right to stay until the end of September. I would suggest that you hire a landlord-tenant attorney to handle this for you. Any missteps will cost you both in terms of money and time.
