Legal Question in Real Estate Law in Illinois

My Fiance and a Partner originally bought a 12 acre lot which eventually was split up where my fiance got 5 acres and the other partner got 7 acres, making each person the owner of their own lot. Now, my fiance and this partner are planning on building a 50/50 shop on my fiance's portion of the lot. Can you please tell me if this is a good idea? Doesn't seem like a good one?
