The question I have is :What form do I use to get my moms name off of the home that me and my family are living in. my mom bought the home for me and my wife as a wedding preasent. neither mine or my wifes credit was good enough to get the home on our own, so my moms name is on the loan and mine is in care of my mom needs to go to a nursing home and she need the mortgage company to remove her name from the loan making me totally responsible for all of it and not her at all.

Two things need to be done. First, you need to refinance the property. Second, you mom gives you a deed. That said, if your mother's need to go to a nursing home is imminent, this isn't going to get you around the Public Aid or Medicare lien issues. Doesn't it seem fair to you that if the government pays for your mother's care, and not you, that the government should get repaid when she dies??
