Legal Question in Real Estate Law in Illinois
Good evening. I am trying to purchase a home but I need to do a lease with purchase option due to credit reasons. I found a property and contacted the realtor and asked if his client would be willing to do a lease/option. The realtor contacted his client (seller) and he said he would consider that. My husband and I met with the realtor and seller to see the property and discussed terms. A few days later the realtor emailed me with the terms that the seller was offering on a lease/purchase option and the next day my husband and I accepted this offer. I asked for him to let know when we could meet to sign the contract and how the cashiers checks should be addressed. 4 days later the realtor informed me that someone else made an offer to purchase and the seller took it. Is there anything I can do, do I have any legal rights? The terms and agreement were done via email so I do have a paper trail. Thank you for your time.

You might have a claim for specific performance. However, a suit would be quite expensive. You may want to have an attorney send a threatening letter.
