I signed a 12 month lease sat. June 6th and gave a 200 sec dep.
Monday, june 8th the house I currently rent became reavailbale for us to rent, we want to stay here. Can I be sued for the lease I signed?

Yes. However, the landlord has an obligation to mitigate damages. In other words if you notify the landlord, he or she has an obligation to try and rent the property to someone else. You would be resonsible for the costs of reletting and any period of time when the property is not leased and is part of your lease term.

Yes, and why don't you immediately contact the landlord for the new home and see if he/she/they will let you out of the lease and return your $200? Maybe the landlord has another tenant? Maybe the landlord will accept a 1 or 2 month settlement in exchange for letting you out of the lease?
