Closing costs are determined in part by law, but more so by the terms of your contract (which generally follow standard practice in the area). While you can deviate from the standard on some costs, that could then impact the value on the property. For example, if a seller is asked to pay for a typical buyer closing cost, that seller would view that as lowering the offer in comparison to others who would accept the standard.
