Legal Question in Real Estate Law in Illinois

l rent out a small trailer house on a month by month basis. Recently the tenant has failed to pay the rent and states she does not have to pay due to unemployment and pregnancy. She also claims I cannot evict her from the property due to her present situation. She has made no attempt to pay the rent.

What are my rights as landlord?

If the tenant does not pay the agreed on rent, then her unemployment and health does not matter. You also have the right to sue her for the unpaid amount of the rent.
