Landlord obligations

I own a rental house. Recently the water heater broke and flooded the basement. To what extent am I responsible for the tenents belongings that were damaged? If I am responsible, what type of proof am I justified in asking for?

Do you have a policy of insurance for the rental property? Do you require your tenants to have a renter's policy? These are important questions. I'd call my insurance agent and find out what my coverage is. I do believe that you have some exposure depending on the age of the water heater and written lease provisions.
