Late paying rent on commercial lease, evict, How soon?

1st month paying rent 1 month late, landlord threathend to evict. Has asked me to either start looking for new building or pay on time. Rented for 1 year lease and renewed in 12/98 for three years. I just remodeled and don't plan on moving. Can how soon can he take action ? What rights do i have ? What time frame do i have to act ? Thank you.

Generally, all the landlord has to do if you don't pay rent is give you a five day notice. If you do not pay the full amount of the rent due within the five days, he can evict you through proper procedure.
