I am on a lease ending on may 31st 2010. My landlord informed me on feruary 10 that he has not been paying the mortgage and that i should vacate the property by march 31. a week age he called and told me that it would be better if i moved early because the property may be closed with my stuff and i will not have access.I need to know my rights because he has given me very little time considering that he is aware of his non payment and the fact that my lease is still valid

Based on the information you provided, I believe you can finish out your lease term ending May 31. First, there is no issue at all until final foreclosure judgment. Second, even if his lender forecloses the property, under new laws you would be able to stay for at least 90 days once you were provided formal notice to vacate. Since your lease ends in just over 60 days, you should have no problem living out the lease term.
