When a lease passes....

... usually I sign up again for another year in my partment every june. I moved r ungraded in the middle of my lease last year.

Now I should be getting a new one to sign in a few day.

If no one sends the new one what are my right what are the landlords rights.

If a yearly lease expires, the tenancy becomes month to month and either party can give 30 days notice to terminate. But you should examine your lease as it should contain language therein covering this situation.

Did your rent change when you upgraded? Was a new lease signed at that time. If a new lease was not signed or the old one amended, the tenancy since the date of the upgrade became month to month and either party could terminate the lease on 30 days notice. If a new lease was signed at that time, and you were not given a written renewal a month to month tenancy went into effect at that time.

You need to look at your lease to see what it says about upgradng and any effect that might have.
