Lease Voided? Ver2.0

I signed a lease to rent a house last october for one year, recently our lanlord asked if there was any way we could move earlier, we signed a new contract stating that we would receive 2 months free rent if we moved early, the new contract also states that the lease will now terminate at midnight on april 30th 2007 and the all deposited funds will be returned. should the return of the funds now be unconditional and the original lease voided? also i will add this, the new ''contact'' i signed was not notarized, it did not have any identifying marks for the rel estate company that actually owns the lease, and the lanlord wrote in pen the name of the company with does not even match the name of the actualy company as it is on the lease. so is this new ''contract'' even valid?

Same answer - you cannot sign away the law - whether or not your contract included a clause about return of security does not matter cause the law is specific about it. A few typos will not negate the lease either and no contract needs to be notarized to be valid.
