Legal Question in Real Estate Law in Illinois

How long after selling my house am I responsible to the buyer?

I sold my house in Sept. of '99. I gutted the house and redone it including a new furnance. I just received a letter that the couple that bought the house are having ''a problem with the furnance''. They want to contact the contractor that installed the furnance. It has been 2 years and 2 months since the closing on the house was done. I don't know the kind of problem. Unfortunately, I have no trust in the lawyer that I had hired to handle the legal things in the sale of the house. As the seller, how long am I responsible for something with that house? Does the contractor have a responsibility in this matter?

REFERENCE SHOULD BE MADE TO SALES CONTRACT, BUT MOST SALES CONTRACT ONLY REQUIRE THE "MECHANICALS" LIKE THE FURNACE TO BE FUNCTIONING ON THE DAY OF POSSESSION, IF YOUR CONTRACTS READS THAT WAY YOU ARE NOT LIABLE FOR LATENT DEFECTS DEVELOPED TWO YEARS LATER. CONTRACTORS MAY HAVE RESPONSIBILITY FOR DANGEROUS DEFECTS FOR THE TIME PERIOD OF PRODUCTS LIABLITY
