mechanic's lien

How do I file a $50,000.oo lien on a property I have improved and believe the owner is trying to sell without paying me for my work performed ?

You will file a lien with the local county recorder of deeds office.There are notice provisions in the law as well as time limits, etc. But you should move fast if they are trying to sell as you need to reserve your rights.

Mechanic's Lien Law is very technical. You would be best served by hiring an attorney. Before doing so, you should have a title company do a search as all persons of interest, the owner, mortgage company other contractors with liens, the government if taxes are owed and judgment holders of record must be known as well as the legal description, common address, and tax numbers of the property. You should also have your documentation for when your work was performed.
