Using a memorandum of judgement to apply a lien against a real estate property

I have taken a Memorandum of Judgement and placed a lien against a real estate property. I want to cash in on this Judgement. How do I proceed?

You actually have two choices. First, wait until the property is sold at some uncertain future time, or file an action to foreclose the lien. Your practical choice depends on how much the judgment was for, in terms of dollars, so that you can determine whether filing a foreclosure action is cost effective. Good Luck
