mother n law in nursing home. can her mobile home be sold. she is unable to sign title. ther is no power of attorny. it is worth maby $2000

Any buyer would want to see the authority of the person signing the certificate of title. Just because she's in a nursing home doesn't mean she's unable to sign papers or grant a power of attorney, although the new form requires some additional attention in these situations. If she is not decisional, however, then you may be required to obtain an order of guardianship from a court to do anything and that procedure could be costly. Furthermore, if she is in a medicaid bed, or receiving any other public assistance, there may be some risk in this sale depending on her other assets.
