Neighbors using/modifying my property

I own a 1400' X 360' lot with a fence on the sides and rear 3' in from my lot line. The side fences connect to the rear fence. 30' in from the rear is a thick row of trees. Neighbors are using the back 30' X 360' claiming their realtor told them it's common property (horse easement). I have told them it's not and my survey markers are still up and 3' past the fence. They have been building tree houses, cutting down trees, letting kids play, and dumping garbage back there. Today I discovered they have their Rottweiler tied up back there and I am unable to maintain this area (due to the dogs poor disposition). What should I do?
