if someone keeps up a piece of your property can they take as their own?

There is a means by way of filing an action for "adverse posession" to take another person's real estate property. In order to do so, a person would have had to openly, notoriously, adversely, and hostily taken over the real property belonging to another owner for a period of 20 years, after which time, they could pursue this type of action in order to gain title to the property.
