Legal Question in Real Estate Law in Illinois

I am in the process assisting someone establish a contract for a piece of property (residential building). They've asked to show my funds in the bank as a way of submitting/confirming the contract, however, the "Owner Occupant Certification" documentat/contract that has been presenting states that I will occupy, establish and use the property as my primary residence for at least one year after the date of occupancy, unless extenuating circumstance arrise. It also states that I will pay Ten Thousand Dolars to Seller as liquidated damages, pursuant to Section 19 of the Real Estate Purchase Addendum and any other remedy available to Seller by law or equity. Additionall,I agree to pay Seller's reasonable attorney fees and costs inclurred by Seller in enforcing its rights hereunder.

What is your question exactly? And what do you mean by "assisting someone establish a contract?" It sounds like you are helping someone negotiate a contract. If you are not an attorney licensed in Illinois, this certainly sounds like you may be engaging in the unauthorized practice of law.
