purchasing a home in illinois

i am thinking about purchasing a home in illinois that is currently occupied by tenants that have a month-to-month verbal lease with the current owners. the lease goes from the 18th to the 18th and i am curious as to what the current owner is entitled to do to try to remove them from the premises by the 18th of june. tenants paid their rent on the 4th of may and at the time they were informed that the house was being put up for sale. i am concerned as to what i need to do i want this house, but i do not want to buy something that i am unable to occupy right away. please let me know what you think. thank you

Month-to-month tenants are entitled to 30 days' notice. If you intend to go forward with this deal, you'd best get the current owner to give them notice immediately, and be prepared to wait for them to vacate.

this is probaby a bad deal. the landlord must give 30 days notice on a month to month lease and months are considered from the 1st. so you are 42 days away from a proper notice. in addition, you are probably at least an additional 45 days away from a proper eviction.
