Legal Question in Real Estate Law in Illinois

I actually have two questions.Once your lease is up, can the landlord change the move in date when you renew your lease. Also can a landlord charge you a late fee charge of 100.00 on a 900.00 rent.

1. I don't understand this question. Even if your lease is up, presumably you're still occupying the apartment, so are you saying the landlord is making you move out to move in? Normally if a lease is renewed, you just stay.

2. "Maybe". Chicago has a "Residential Landlord and Tenant Ordinance" that puts caps on late fees. For example, the maximum is $30 on a $900 rent, and the flipside is that there are bonuses (discounts) for early payment. Since you don't identify where you are, however, this may not apply. On the other hand, cities like Evanston and some others do have some kinds of controls like this. If you are in Chicago, here is the link:

but if not you should probably go to the city or village hall and ask around. Usually the Clerk or Community Development people can help with this if there is a local law.
