A quit claim deed only transfers as much rights and title to property as the person (grantor)has himself or herself. Thus, even you can transfer your interest to the Golden Gate Bridge in San Francisco to someone else. Thus, the saying . . . if you believe that one, I've got a bridge to sell you." comes from that idea that you can't sell what you don't have a right, title and interest in.
A Warranty Deed is a type of deed that binds a seller of property to defend the security of the title against any claims that may arise against the buyer. Thus, a Seller may remain liable beyond the transfer of the property.
