Provided the person who gave you the deed had good title to the property, the deed would not limit you. A closing attorney will confirm by reviewing the title insurance you will need for selling.

I agree with Mr. Repay. Ordering a commitment for title insurance will reveal whether you are in fact the owner and what title defects there may be. The kind of deed is of far less importance; it only gives you rights against the grantor in case there are certain title defects.
