Quit Claim deed legal ownership

I received a properly executed quit claim deed, notarized, signed and dated. Does this mean the property is mine or not regardless of deed being recorded?

All that a quit claim deed does is convey to you whatever interest the grantor has in the property--which might be nothing, or a portion, or a leasehold, or the whole enchilada. Then the fact that it is not recorded could give you an additional layer of problems. You would be well served to have a real estate attorney assist you with this.

In order to adequately answer your questions, you really ought to have the chain of title to find out if the Quit Claim deed gives you anything. A QCD, like a "Special Warranty Deed" says that "If I have anything, it's yours". So, you might have something, a little or nothing. If you need help, call.
