Legal Question in Real Estate Law in Illinois
Quitclaim Deed in Illinois
Does a Quitclaim Deed in Illinois need to be witnessed properly to be valid?
Does it need to be notarized?
Does the form preparer sign it if it is a do-it-yourself form?
There are questions about the legality of this particular deed.
There are no spaces for dates next to the signature lines. It has misspelled words.
One can purchase these forms anywhere, but will a title company find fault with the above issues?

1) Needs to be notarized, dated and the preparers name should be listed. The title company probably will waive that last one if prepared by the grantor. They may have a problem with misspelled words, depending on what words are misspelled.
