Legal Question in Real Estate Law in Illinois

I am using QuitClaim deed to transfer the ownership on my Florida vacation house to my son (no mortgage) . Will he be able to use QuitClaim deed to transfer it back to me if we decide to do it in few years? Are there any limitations?

1. There will not be anything you can do to compel him to do so.

2. The transfers may have income tax consequences, gift tax consequences.

3. The property will become exposed to claims against your son, such as judgments, and would be exposed in the event of a bankruptcy.

I agree with Mr. Repay. WHY are you doing this? What is the goal? If it is to increase homestead or get resident tax exemptions, there are other ways of doing it that don't jeopardize your position.
