How do I remove my name from a mortgage/loan and property, without refinancing?

You need to get a release from the mortgage company. Generally they will not do this without a new loan.

You would have to get the lender to sign off on it.

Dear Sir,

First of all, let me apologize for the delay in answering your question. You won't be able to remove your name from the mortgage without refinancing unless the lender agrees to do so. Also, the people on the mortgage have to be identical to the people on the deed.
