Legal Question in Real Estate Law in Illinois
We have a renewable lease with a tenant. The tenant guarantees payment each year even if they are unable to sublease for up to 6 years. This lease is renewable at our choice. Can a tenant change the initial agreement at each renewal? We feel that they trying to get out of paying us the agreed payment.

It would depend on the terms of your lease agreement. It is not possible to answer your question without reviewing it.

I agree. If the lease is that important have an attorney review it, and if an attorney prepared it for you, ask that attorney.
