Landlord is not required to accept any amount less than the full amount. I'd do my best to get caught-up. If not, the eviction is this: landlord files a lawsuit and you'd get served with legal documents by the Sheriff. There'd be a return court date where there would probably be a trial. If you'd lose, the landord gets what's called an Order of Protection. After court, this Order of Protection is then given to the Sheriff's office that actually does the physical removal. Some timeframes to consider...from time of filing case to first court date is at least 30ish days. Even if Order of Possession entered, from time OP is given to Sheriff to time they get out to property is at least 3/4 weeks.
