Legal Question in Real Estate Law in Illinois

I have a renter that told me that he can't afford the rent and his lease doesn't expire until November...He owes me the rent for the length of the lease right>?? do we have sign something about him leaving

I agree with Caroline, it depends on the lease terms. Additionally, you have a duty to mitigate your damages. In other words, to try and locate a tenant who will pay. If no such tenant is found and you have made efforts to find one, you may be entitled to payment until your lease term is up, plus the costs of trying to find another tenant.
