I am not sure I understand your question. If you have an FHA or VA loan, the property cannot be rented at all.

Are you wanting to rent the property to your wife? As long as it is not an FHA or VA loan that should be fine.

Is your wife trying to rent out the property to someone else? If she is not an owner, she may not be able to rent out the property to someone else. However, she may be able to rent it to someone else if she is renting it from you, and there is no restriction on subleasing in a written lease agreement.
