residence

have joint ownership with partner. what do we need to do if one or the other dies, but they can stay in house until they decide to sell. we have heirs to consider.

Joint ownership gives the survivor complete ownership after one of the owners dies. You must hire an attorney and get the title changed to "tenants in common." Then have a written partnership agreement drawn up by the attorney. As it stands now, your heirs get nothing from the property.
