My question for you is this: is it ethical to post a question on a site where people volunteer their time trying to offer help to those who genuinely need it, then turn around and call those people and try to get them to invest in some kind of real estate group? I'd say that's pretty scummy.

Yes, but it can be tricky if you will have a mortgage on the property.

Why do you want an LLC?

Tax reasons?

Liability?

There are many ways to hold property. An LLC is certainly one option.

You could also do an s Corp. (less upfront costs)

I am always concerned about liability issues with a single member LLC. Will there be more than one member in the LLC?

You can also buy property oin an IRA. So that each slae is tax deferred.
