Legal Question in Real Estate Law in Illinois

Sale of Real Estate

I am in the process of selling my home in Illinois. With the exception of the Offer to Purchase and the Seller's Residential Real Estate Sales Disclosure, will I need to complete any additional legal documentation for the sale prior to the actual closing of the transaction?

Re: Sale of Real Estate

Frankly, I'm always amazed when questions such as yours are posted. I wonder if the person or persons who posted the question has experienced a problem with a lawyer in the past that makes that person reluctant to hire a lawyer to represent him or her for a real estate transfer transaction. In summary, there are many tasks which need be accomplished to achieve a successful real estate closing, including, but not limited to the drafting and completion of forms to transfer title to real property, to personal property and fixtures, to required affidavits, ordering title, completion of forms for payment of state and county, and sometimes municipal taxes, obtaining pay-offs from mortgage companies, JUST TO NAME A FEW. Do yourself a favor and obtain the services of a competent real estate attorney in your area. The money paid to that professional will be well worth it.

You will also need a lead paint disclosure and information book. Some counties have other requirements. It would be best to check with an attorney in your area. At some point you will also have to provide updated title evidence, and of course a deed at closing.
