Legal Question in Real Estate Law in Illinois

I signed a lease a while ago for a 3 bedroom townhouse with two buddies from college. Long story short, one of our roommates was destructive and basically owed damage costs. I know we are all on the lease and it is bound by law. The roommate who damaged everything paid one-third of the amount due. Then the realty company crossed his name off the lease without notifying us and now I have $1935 posted on my credit. My other buddy lives in Canada which mine and his name are only on the lease now. Can the realty company legally cross off the guy who paid one third of the amount due without notifying me and my other buddy? Or did the realty company break the lease? There is nothing in the lease that said "if you pay one-third of the amount due after your move out we will cross your name off the lease without notifying the other two parties". What do you recommend?
