Walk away from verbal agreement bond for deed

Thank you for your quick response.

As a follow up, if I walk away from

the home I was buying, where no

contract was signed, and I put down

a $15,000. down payment, I would

have to sue to get my money back?

To help determine if it would be

worth the hassle, on average what

would the court costs and the

lawyers fee be? Does a lawyer take

1/3 of the settlement?

You will have to sue, however, keep in mind that you did have possession for some time and there will probably be a setoff. There is no average cost that can be given as every case is different. An attorney is not likely to take this case on a contingency.
