Adding a name to a deed

I would like to add my name to the deed to the house I live in with my mother so that when she dies I will inherit it. I would like to avoid having to go to probate.

Would a quit claim deed be enough for this? Or do I have to use another type of deed? We do not have a mortage as the house is paid off. I plan to stay in the house after my mother passes.

There can be gift tax ramifications for doing what you contemplate. Additionally, if you had any judgments against you, those liens would attach to the property, which may not exactly please your Mother. You should discuss this with a real estate attorney to avoid any problems.
