Legal Question in Wills and Trusts in Illinois

My husband purchased a home for $4,000 in Southern Illinois from the daughter of a man that just passed away. My husband has a bill of sale. Daughter was going to bulldoze it. My husband has been flipping it and putting a lot of money into it to rebuild and was just informed the daughter has a probate court date in 4 weeks. Is there a chance he could loose all the money in materials and cost of home through the probate? Daughter was only child.

He definitely needs to get legal advice before he puts another dime into the property.

First, real estate is conveyed by deed, not bill of sale.

Second, didn't he have a lawyer represent him?

Third, did he have the seller provide him with a title insurance policy?

Your husband needs to consult with a lawyer and be represented in the probate proceeding. It sounds like things were done improperly, but now that he has put money into the property, he will need to assert his rights in court to have any chance of recovering anything.
